Head east on Kearns Drive, past Park City High School and the Highway 40 underpass, and you will stumble upon hundreds of new condominiums and several new neighborhoods. Believe it or not, these condos east of Park City are selling faster than they can be built. What do these buyers know that you don’t?
Each community is only about 8 minutes from downtown Park City and two minutes to the Highway 40 onramp, providing quick access to Kimball Junction and Salt Lake City. They also put you a little closer to some of the neighboring towns and the beloved Uinta mountain range.
Black Rock Ridge Luxury Townhomes
Black Rock Ridge will be built in 6 phases. The developer is currently selling Phase 4. Many of these townhomes have stunning views and have been extremely popular due to their proximity to Park City and the hiking and biking trails surrounding the property. Vacation and long term rentals are allowed.
The first closed sales were in 2012, and, to date, more than 300 properties have closed at Black Rock Ridge. Buyers love the Viking stainless steel appliances, front loader washer & dryer, air conditioning, granite counter-tops, and designer lighting that comes standard in these units. The floor plans are 3-4 bedrooms with a generous size of 2,000-2,900 square feet. The model home gives buyers an idea of what the finished product looks like. Black Rock Ridge is easy “lock and leave” living. Prices on the new townhomes range from $569,450 to $685,000.
Black Rock Ridge Luxury Condominiums were built in three phases adjacent to phases 2 and 3 of the townhomes. The developer is now releasing a brand new Luxury Condominium phase with updated designs. There will be 193 new Luxury Condominiums ranging in size from 1,250-2,000 square feet. Standard amenities will include Bertazzoni commercial grade kitchen appliances, granite countertops, large soaking tub, custom window shades, Nest Wifi capable thermostats and air conditioning. Reservations are currently available for these condominiums. Prices start at $330,000 and go up to $550,000.
Adjacent to the condos, a new “Black Rock Club” will offer owners and their guests exclusive access to a year round heated outdoor pool, hot tubs, fitness room, steam room and sauna. There will also be an onsite restaurant with room service, coffee bar and a small market area. Owners of the Black Rock Ridge townhomes will be able to join the new Black Rock Club.
The Retreat at Jordanelle & Park’s Edge
The first two neighborhoods on the west side of the highway are “The Retreat at Jordanelle” and “Park’s Edge”. Both of these neighborhoods started construction just before the real estate market crashed in 2008. Both developments continued to sell properties through the downturn and each one is near completion.
The Retreat at Jordanelle consists of 138 villas ranging from approximately 2300 square feet to just over 3000 square feet. The townhome style condominiums share a common wall with one adjoining unit. Standard finishes include granite countertops, tile floors, 9′ ceilings, low E windows and custom cabinetry.
Currently, there are 2 properties for sale. They are the very last developer units, priced at $624,900 for 2744-3033 square feet, depending on the unit. The very first units closed in 2009.
The Retreat shares a 4000 square foot community clubhouse facility with the neighboring Park’s Edge development. The clubhouse offers a theater room, reception and gathering spaces, exercise facilities, pool and hot tub. A 15 acre community park and trail system adds recreational opportunities as well as some nice green space to the area.
The first condos at Park’s Edge were completed in 2009 and sold for just over $300,000. There are six currently listed on the MLS, which is the final release. They are all 3 bedrooms and 3 baths. Prices range rom $426,900-$665,900 for condominiums ranging in size from 1479-1671 square feet. I know that Park’s Edge is a great product because throughout the years there have been very few resales. Owners can rent nightly or long term. Many are second homes or owner occupied.
If you missed out on Park’s Edge or The Retreat, Wasatch Springs is a new community currently under development. Thirty units have been released for sale ranging in price from $472,900 for 1,559 sf to $637,900 for 2,807 sf. There are 6 floor plans. The largest units have 4 bedrooms, 3.5 baths and a loft. The standard finishes include 9 foot ceilings, alder cabinetry, and a “smart home package”.
