While there is no shortage of gated communities in the Park City area, each is very distinct with a different feel, amenities and its own unique personality. Here we give you an overview of what each area has to offer. There is something for everyone, you just have to take a look.
Promontory
Promontory prides itself on having something for everyone, and it does. With 12 clubhouses Promontory has something to please and delight every member of your family. From an outdoor amphitheater to an arts studio, bowling, movie theater and a full equestrian center there is no shortage of amenities here. Golf Digest magazine ranked the Dye and Nicklaus courses #2 and #3 in Utah. There is a spa and club for relaxing, dining and socializing. Promontory has homes for sale as well as build-able lots and smaller, trapper-style vacation cabins. Home prices vary greatly but many are offered around $2-3 million dollars; cabins are in the $1.5 million-dollar range.
Tuhaye
Tuhaye is located a few miles east of Park City on Highway 248. On your drive when you leave town you gain a sense of peaceful openness. Tuhaye properties are scattered around the Mark O’Meara designed golf course where many overlook the Jordanelle Reservoir. Deer Valley is the backdrop to your water view. There is a club house, a pool and a full service spa. A wide variety of homes are available with single-family residences in the $2 to $5 million-dollar range with cabins and cottages at $1 million. Tuhaye recently changed ownership. The new developers are planning additional amenities and are releasing new homesites. There will also be new homes built similar to the Promontory cabins. This is a community that is on the upswing.
The Colony
Located in the beautiful White Pine Canyon, The Colony boasts natural beauty, size and privacy. It’s location on 4,600 acres of high alpine terrain provides aspen forests, rolling hills and fresh water streams. There are world-class recreation opportunities right outside the door as all of these properties are ski-in/ski-out. There are currently 150 homes in The Colony with 28 homes under construction. Home sites range from 3 to 113 acres with prices ranging from $1.7 to $3 Million. The area connects with over 400 miles of single-track trails that are perfect for hiking, biking and equestrian use.
Deer Crest
Located in Deer Valley, Deer Crest is a very private and exclusive community. Most properties are ski-in/ski-out and some feature private ski runs. There are gorgeous views of the Jordanelle Reservoir as well as the surrounding mountains. The homes range from 5,500 square feet to 17,000 square feet and feature a number of design options from traditional ski homes to more modern estates, townhomes and build-able lots. The average home price in Deer Crest is $6 million. Deer Crest has unbeatable access as there is one gate in Lower Deer Valley as well as one gate off of Highway 40. Owners are invited to purchase a membership at the Deer Crest Club which offers additional amenities at the St. Regis Deer Valley.
Glenwild
Glenwild, located in the Park City School District, is located on the north side of Park City, nested into the hills of an extensive trail system. The Tom Fazio designed golf course has been ranked the #1 golf course in Utah for many years. Glenwild also has tennis and a year-round swimming pool. There are children’s activities, a fitness center and a full service spa and club restaurant. Glenwild’s convenience to Kimball Junction and I-80 make it a popular location for full time residents. A Glenwild home may be the house you will never want to leave. Median home prices start at just over $2 million with homesites starting at $500,000. With only 195 homesites, Glenwild is a more intimate community than many of Park City’s other gated communities.
The Preserve
The Preserve borders Glenwild to the north. There are 88 large lots each ranging in size from 10 to 65 acres. Each property features stunning panoramic views and private seclusion. The Preserve neighborhood as a whole is committed to natural surroundings and the extensive trail system. Select home sites are zoned for equestrian use. Homesites currently start at $525,000 and single family homes start at $3.5 million.
Red Ledges
Located in the Heber Valley, Red Ledges has wide-open spaces and beautiful views of the Wasatch Mountain Range and Mount Timpanogos. Luxury home prices range from $695,000 to $2 million and home sites start at $195,000. Red Ledges features an 18-hole Jack Nicklaus Signature golf course. There is a club house that features dining, a sports shop, locker facilities and outdoor patios. Red Ledges is know for its Cliff Drysdale tennis school, equestrian center as well as a pool and fitness club.
Victory Ranch
Victory Ranch is a private community located in the Kamas Valley on 6,700 acres. The community is the only Park City area gated community that is set on the Provo River and offers world class fly fishing in addition to the Rees-Jones designed golf course, mountain biking, shooting, and on-site “glamping”. Each of Park City’s gated communities has a distinct character and culture. The best way to find out which is right for you is to talk with someone familiar with all of these communities and to check them out yourself.
